THINGS NOT TO DO WHEN STAGING YOUR HOME

Most people consider interior design something you do after you buy a home and move in. The reality is, however, that interior design plays a big role in staging your home for sale. The days of having a choice to stage or not to stage when selling your home are over. Now, staging is a must if you don’t want your home to sit on the market for too long unsold.

While the idea of staging a home for sale seems simple, it’s actually quite challenging if you don’t know what you’re doing. Below, we’ve put together a list of several mistakes you’ll want to avoid when staging your home.

1. TRY TO DE-PERSONALIZE THE DÉCOR

What one person deems beautiful may seem offensive or ugly to the next. You want buyers to picture themselves living in your home and the only way to do that is by giving them a blank canvas in which to dream.

The ideal staging scenario is one with clean lines and a welcoming atmosphere. All those collectibles and treasures you love so much should be put away as they can be a turn-off to potential buyers.

If you are remodeling parts of your home with selling it in mind, be sure to think about color choices as not everyone will love loud colors and patterns like you do. Consider using neutral colors so anyone walking through during a viewing of your home won’t be distracted by your unique preferences.

2. DON’T OVER-STAGE YOUR HOME

There’s a fine line between over-staging a home and simply staging it for a quick sale. For example, you may think the dozen or so pillows you’ve strewn around the room look artsy and attractive, but all they do is distract the buyer. Do yourself a favor and put them back where they belong – on the bed.

Similarly, avoid using artificial scents to make your home seem more appealing. Heavy scents can be a turnoff to potential buyers as they wonder if you’re trying to hide unpleasant smells within the home. Instead, try opening windows to allow fresh air to flow through the rooms.

Lastly, don’t waste time on major renovations at this time. Instead, focus on the little things like replacing faucets, light fixtures, cabinet pulls, etc. to give your home a fresh look. Paint the walls a warm, neutral color, too, to create a clean, inviting environment.

3. DON’T FORGET TO HIRE AN INTERIOR DECORATOR

Hiring an interior decorator can ultimately save you time and money. You’ll avoid any costly interior design mistakes and make your home appeal to many different types of people. If you don’t have any design or staging knowledge of your own, don’t hesitate to hire an interior decorator.

If you want to sell your home quickly and for a great price, making staging a priority is a must. Follow the advice above so you don’t fall prey to these common staging mistakes.
